You have not considered the tax angle of the loan In a home loan at 8 you get upto 2 lakhs interest waiver from your income tax slab, say a savings of 30, which brings down the effective interest rate to 6 So if one has any instrument giving 8 after tax, it is still worth it An index fund could give an average of 10-11 after tax and may be a good option Comment from : @donaldlobo3112 |

What about LTCG on gains? Comment from : @manojpathania |

So basically if Mutual fund returns are 12 instead of 14(and the 10 LTCG which wasn't included in this calculation) option 1 and 2 come closer than you think Ultimately it comes down to peace of mind(option 1) vs going after variable returns(option 2) Comment from : @yepsfringe5285 |

The mathematical calculation is purely hinged around the 15yrs time duration If you shift it in either direction, I mean Closing loan in less than 15 years (say 12 years) vs Closing loan in more than 15 years (say 17 years), gains would favor Pre-Closure vs Investment differentlybrAlso, per year returns from market is variable so with all due respect I am not that comfortable with this calculation maa'm Comment from : @ManoharSingh23 |
In case of home loan also consider the tax benefit you get on interest payment So if two people have taken the loan and availing 4Lc of tax exemption This could save upto 12Lc per annum (30 tax bracket) Comment from : @nikhilgupta091 |

Excellent Comment from : @sandeepghorpade1960 |
The resulting numbers are attractive but optimistic , nearly not feasible in reality :-) In fact, this type of tricks & logic may be a motivating factor for people to invest in real estate 😂 And, at the end cities become concentrated, manipulated property prices, pollution etc etc People, rather invest in your self, up skill , follow your passion, do job with zero salary expectations( which most YouTubers like she is currently doing 😂😂) trust me success follows you At that state money looks rubbish & just a material in life Nevertheless, it’s very informative & motivating video though - Rachana :-) Comment from : @rahulvarma2100 |
Why tax benefit is not considered in the scenario of prepayment of loan ? Comment from : @rahulvarma2100 |
